Access Statement
• Winifred house is situated at the edge of the Village of Trefriw, within walking distance, either along the road or through the fields and over a bridge to the centre, where the village shop, butchers and woollen mills are.
• There are 4 slate steps leading you through the front door onto a level Victorian tiled hallway.
• The first doorway to the right takes you into the living room, which has a laminate floor.
• The next doorway takes you up a 2” step through to the kitchen, where the floor is a rustic unlevel tiled area.
• The range style cooker is on a 6” raised area in the inglenook.
• Off the kitchen there is a small utility room, which is accessed up one step, the freezer, washing machine and dishwasher are in this room. The back door is located here where there is a 2” threshold.
• From the front hallway, directly ahead, there are 12 stairs with a handrail on the left, leading to the stone tiled bathroom, which is equipped with toilet sink and bath with an over bath shower.
• From the bathroom, there are 3 more steps leading on to a spacious landing, where there are 3 doorways taking you into the one single and two double bedrooms, which are all on one level.
• The bedrooms, stairs and landing are all carpeted.
• To access the garden from the front of the house, there are 3 small steps (3”high) along a pathway and then 9 steep steps with a handrail on the right taking you onto the first terrace, which is made up of stone and slate chippings.
• There are a further 6 uneven steps to take you onto the higher terrace which has a golden gravel ground cover and a decked area, with table and chairs.
• It is advisable that young children are supervised at all times in the garden.
• The garden can be accessed from the back of the house also, along a concrete pathway to the steps, where there are outside lights.
• The outside shed has a toilet in it and is accessed at the side of the house up one step.
• There is Mobile phone reception at the property.
• There is a regular bus service, with the nearest bus stop being 40 yards down the road. Telephone numbers of local Taxis can be found in the information pack in Winifred House.
• The nearest train station is 3 miles away in the market town of Llanrwst.
